A Word on Buying Pre-Construction in Edgewater
I want to be direct here because I think buyers deserve a realistic picture. Pre-construction in Miami is not risk-free. Timelines shift. Markets move. In past cycles, some buildings stalled or were significantly delayed. What's different about the current Edgewater pipeline is the quality and capitalization of the teams behind the projects. Terra, Two Roads, Melo, Arquitectonica, these groups have built and delivered in this city through multiple market cycles. it meaningfully reduces execution risk compared to less experienced developers.
The other thing worth understanding is how pre-construction pricing works in practice. The best floor plans, the most desirable views, and the most competitive pricing tend to come in the early phases of a project's sales process. Once a building hits 60 or 70 percent sold, developers reprice the remaining inventory upward, and the units left tend to be less desirable floors or orientations. If a building is in your budget range and the fundamentals make sense, waiting typically does not work in your favor in this submarket.
